What Are The Upfront Costs To Hiring A Realtor To Sell My Home ...

questions

Q: I want to sell my current home but do not want to use the Realtor I purchased the home with due to a bad experience. Is there any upfront cost to hiring a Realtor?
?Going West, Nashville, TN

A: Generally speaking there aren?t any upfront costs to hiring an agent. When the home sells, there will be costs associated ? including the agents commission. As the seller, you generally pay both the listing and buying agents commissions, which will be negotiated when you list your home.

If you had a bad experience with your previous agent, don?t feel guilty about searching for someone new. Look for someone who works specifically with sellers and can show you what they have sold this year and last. Good luck!.

A: Most of the time there is not an upfront cost charge to hiring a Realtor. I would look to friends and family for referrals or someone who has a strong marketing presence in your neighborhood. Interview no more than 3 agents and tell them you are interviewing other agents. Look at there experience level in selling homes like yours, marketing plan, full time agent and how much do they really sell a year, you what an agent who will sell their listings in a reasonable time, not just list them.

A: Not usually. The Realtor gets paid at Closing of the House.

A: Every Realtor is subjective as to their services and fees. You will have to shop your local Realtors and their services. Some Realtor?s only get paid once the deal is finished and property has transferred from one owner to the next at a closing table. However there are companies out there who have itemized list and you pay for only the services you want them to provide. I would suggest you look at various agents in the area, the companies they are with and the services they provide. Also, look at what follow up programs they have and make sure they don?t just put a sign in the yard! Interview several agents and go from there.

A: You are under no obligation to use that Realtor so don?t worry about it. You should ask your friends for referrals of the agents they used and interview each of them. Then choose the one you like the best and who appears to have a good record of selling homes. You pay the agents upon the sale of your home.

A: Absolutely not. A Realtor?s compensation is 100% commission based and they do not receive any pay for the work they do until a sale is made and escrow is closed. We do all the hard work, advertising, screening calls for the serious, motivated, qualified buyers, showing them lots of homes, helping them decide to take action on your home, scheduling inspections, fighting for your money, negotiating on your behalf, spending our own money, time, energy and effort, holding your house open on Sundays and much more. ?No buyer? means the seller owes us ?no fee?. We don?t get paid until after the seller does.

The seller pays commission to the listing agent through escrow and it is usually divided in this manner:

? The listing agent is the one who aggressively advertises and promotes your home, helps you choose a competitive asking price, determines a profile of buyers, coordinates opportunities for agents and buyers to view your home, coordinates the preparation of all the necessary paperwork until the sale is closed.
? The buyer?s agent is the other party who will bring the prospects. To encourage agents to do this at least 50 % of the commission is paid to the buyer?s agent.
? The balance is paid to the listing agent (who works for you, the seller). 30% ? 50% of the listing agent?s cut is paid to the agent?s broker as part of the office split. This covers the Broker?s overhead expenses.

A: Everything in real estate is negotiable. Some Realtors will want some money up front, others will not. For example, if I have a seller who is willing to price their home appropriately and I?m not concerned about whether or not I?ll be able to sell it, I won?t require any up-front fees? but if the seller wants $50,000 more than the home is worth and at that point I don?t feel that I can sell the home, but the seller still wants me to handle the marketing and promotion for them? I usually ask for a retainer up front to cover costs and then discount the back-end of the deal if the home sells. Every home a Realtor lists is an investment for them? they put money, time, and effort into selling the home and only get reimbursed if the home sells? if I feel that the money, time, and effort are going to be wasted because the home is overpriced, I have the seller take on some of the risk. Some sellers are ok with this, others are not.

A: There is typically no up front costs at all in hiring a Realtor to represent you in the sale of your home. I would suggest preparing a list of basic questions to ask when you interview that person. - track record; sales activity?
- marketing program?
- support staff?
- sales awards?
- community involvement?
- Realtor reputation?

A: It is not common to have any upfront cost to retain a Realtor?, but I have heard that some real estate agents will or can charge an upfront fee. This is an important question and should be asked of each agent that you interview.

A: Hi,

All markets are different but here in Florida there are usually no upfront fees to the seller. I?m sorry you had a bad experience but there are some really good agents that exist and will make this a walk in the park and leave you wondering how you could of done it without them. In my market area there are so many things going on that it is very hard to do it by yourself, especially if there are any issues.

I wish you much luck in selling your house and hope its a smooth sailing process!
